LAIIER Joins Lockton's Asset Connect® Ecosystem as a Launch Partner for Leak Detection

LAIIER joins Lockton's Asset Connect® Ecosystem as one of two launch partners for leak detection, helping real estate clients catch escape-of-water early.

BOULDER, CO and LONDON, UK, October 1, 2026. LAIIER, the commercial water leak detection company, today announced that it is one of two launch partners in the Asset Connect® Ecosystem from Lockton, the world's largest independent insurance broker. The Ecosystem gives Lockton's real estate clients direct access to a curated set of risk technologies, starting with the risk that drives more property claims than any other: escape of water.

Lockton launched the Asset Connect Ecosystem on September 29 to save property owners and operators the work of researching, comparing, and managing technology providers on their own. Its first partners, LAIIER and Watergate, were selected after due diligence, market research, and pilot testing. The Ecosystem builds on Asset Connect, Lockton's platform that brings operational data from across a building's systems into a single dashboard.

The scale of the problem is clear in Lockton's own data. Escape of water accounted for almost 40% of all property claims across Lockton's UK and EU real estate portfolio over the past five years, occurring nearly 18 times more often than fire and 150 times more often than flood.

LAIIER's Severn WLD™️ is a thin device that sticks to surfaces next to the equipment most likely to leak, such as plant rooms, risers, HVAC units, water heaters, and bathrooms. It detects as little as 0.1 ml of water, about two drops, and measures how many of its twelve electrodes are wet at once, so a stray splash reads differently from a spreading puddle. When water is found, the right person gets a text within 90 seconds with enough context to decide whether to schedule a repair, walk to it, or run. Devices connect through a cellular gateway, never touch the building's IT network, and run for six years on a battery.

The two launch partners cover different layers of the same risk. Watergate's smart valve monitors flow at the water supply and can shut it off. Severn WLD pinpoints a leak to a specific piece of equipment and tells someone how much water there is and how fast it is spreading.

"The cost of a leak is decided almost entirely by how long it runs. Caught in the first few minutes, it's a mop and a bucket. Found on Monday morning, it's a claim, a tenant who can't use their space, and a harder conversation at renewal. Lockton sits exactly where building data turns into insurance outcomes, which is why we wanted to be part of Asset Connect from day one. Their clients already know water is their biggest loss line. We're here to help them catch it early."
Matt Johnson, Co-founder and CEO, LAIIER
"Our Asset Connect® platform and wider Ecosystem, bring together the best technologies to give property owners a more complete picture of building performance and operational risk. Watergate and LAIIER's ability to detect potential leaks and provide data-driven water insights positions them as valuable partners within the Asset Connect ecosystem."
Lee Pyle, VP Client Digital Solutions, Lockton

In one UK retail center deployment, Severn WLD caught four leaks early, including a blocked toilet backing up in a service area above tenants' units, with no major damage.

Lockton clients can access LAIIER through their Lockton client servicing team. More detail on the Ecosystem is available in Lockton's announcement.
